For Sale by Owner property closings require special attention to detail. Regardless of whether you purchase your property by paying cash or financing, you will want an owner’s title insurance policy to protect your investment. If you are financing, your lender will require a separate policy (lender’s title insurance) which will protect only their investment (the outstanding balance on your mortgage). Title insurance protects both the buyer and the mortgage lender from defects in the title of the property
